• Past 12 Months closings were 13,455 vs. 13,253 for 2014 reflecting a level demand. Monthly closings were up slightly from April 2014 with year-to-date closings consistent with last year.
• Closed sales above $2,000,000 were consistent with last year on a month-by-month basis. Year-to-date, the sales pace is slightly higher moving from 186 sales in 2014 to 192 sales in 2015. For the past 12 months, 445 sales occurred in this price range vs. 399 in the prior 12 months, an 11.5% increase.

• Weighted average pricing in April 2015 increased 3.2% year-over-year from $524,782 in April 2014 to 541,649 in 2015.
• The weighted average pricing of sales over $2,000,000 increased 7.7% based on a rolling 12-month period ending in April 2015 vs. the prior 12 month period.

Demand for Southwest Florida properties remains strong as indicated by the fact that newly pended sales during the first quarter reached a record high for the period. Although the number of New Listings increased slightly in Q1 2015, the rapid sales of many of these listings kept inventory low. (Ex. 1)

Following a 17% increase in the number of closed units from Q1 2013 to Q1 2014, this year’s closed units posted a 6% decline for the period. Despite this pull-back in the overall market, closed sales actually increased in five of eight price segments. Properties priced above $5M posted the largest percentage gain, up 47% over Q1 2014 (25 sales vs. 17). Average sales price of properties closed in the first quarter remained approximately the same as first quarter 2014. This is a market – wide average, and this measure can vary significantly among specific neighborhoods and locations. (Ex. 2)

The months of supply continued to decline with an overall supply at the end of the first quarter of 4.7 months, down from 5.4 months at the end of the quarter 2014. Supply varies considerably by neighborhood, so it is important for buyers and sellers to get timely, pertinent information for locations of particular interest. (Ex. 3)
