NEW LISTINGS AND PENDED SALES
The number of new listings placed on the market during the first quarter of 2016 increased by 12% over Q1 2015. This change follows four years of relative stability in the number of new properties coming to the market during this period. At the same time, the number of sales pended during the quarter fell by 20%. All price ranges posted a decrease, with properties priced under $500,000 declining the most, down 24% from Q1 2015. Properties priced above $2,000,000 declined 14% to 223 sales, down from 259 in 2015. (Ex. 1)

CLOSED UNITS / AVERAGE SALES PRICE
Closed sales units fell 19% during the quarter to 2,561, down from 3,176 during the same period in 2015. Average sales price was up 4% from $534,162 during the first quarter of last year to $556,482 in Q1 2016. (Ex. 2) Closings during this period reflect sales activity during the fourth quarter of 2015 and early first quarter 2016. Typically, the highest number of closings occur during the second quarter of each year. Following a slow start in January and February, the market has picked up some steam
during March and April. It is likely that some buyers who did not buy while here during the winter season will return to do so in the summer.

INVENTORY / CLOSED SALES / MONTHS OF SUPPLY
Inventory at the end of the first quarter was up 34% over the same period in 2015. Condominiums posted a 57% increase, up from 2,073 in Q1 2015 to 3,262 this year. The number of available single family homes also increased to a total of 3,699 from 3,106 in Q1 2016. The months of supply at the end of the quarter was at 6.7 months, its highest level since March 2013. (Ex. 3)
Supplies can vary by neighborhoods and price ranges, so buyers and sellers are advised to require timely, specific information for properties of particular interest.

QUARTERLY NUMBER OF CLOSED SALES (Exhibit 1a & 1b)

• The number of closed sales declined on the beachfront and bayfront from first quarter 2015, down 26% on the beach (50 vs. 37) and 48% on the bay (27 vs. 14).

• Gulfside posted the highest number of sales on either side of Gulf Shore Boulevard with nine closings in the building.

QUARTERLY AVERAGE SALES PRICE – CLOSED SALES (Exhibit 2a & 2b)

• Average sales price for properties on the beach was up substantially from $1,501,000 during first quarter 2015 to a record high of $1,904,300 during Q1 2016. This average was impacted by five closings above $3,000,000 each, and one in Le Rivage above $7,000,000.

• Average price for bayfront condominiums closed during the quarter increased 12% to $550,721, up from $496,670 for Q1 2015.

QUARTERLY AVERAGE PRICE PER SQUARE FOOT – CLOSED SALES (Exhibit 3a & 3b)

• Average price per square foot increased 29% on the beach to $795 psf, up from $617 psf in Q1 2015.

• Average price per square foot on the bay during the first quarter was $438, a 20% increase over the same period in 2015.

 

At the end of the third quarter there were a total of 29 bayfront condominiums for sale, up from 19 available properties a year ago. Beachfront inventory increased from 60 units at the end of Q1 2015 to 104 at the end of the first quarter 2016. This follows the trend of increasing inventories in most segments across the market.

This report is intended to give a broad view of market activity and trends of the waterfront condominiums on Gulf Shore Boulevard. Buildings on the beach and bay vary significantly in size, condition, age and amenities, and this can impact average sales price and average price per square foot. CLOSED SALES

•The slight decrease in the number of closed sales over the past 12 months is largely due to decreases in the under $250,000 segment (down 24%). Sales in all other price ranges increased over prior year during this period with the exception of properties priced above $2 million, which declined by less than 3%.

• A total of 2,561 sales closed during the first quarter of this year vs. 3,176 during Q1 2015. The only category showing an increase over prior year were properties priced between $500,000 and $750,000, which were up 5%. Properties priced below $250,000 and those above $5 million posted the largest decreases in number of sales, down 34% and 36% respectively.

NEW LISTINGS/INVENTORY

The number of new listings placed in inventory during Q1 is up 12% over the same period 2015 (6,741 vs. 6,016). Over the past 12 months, new listings are up 4% compared with the prior 12-month period.

• Available inventory in the Naples, Bonita Springs, Estero combined markets on April 1, 2016 consisted of 6,961 units, up from 6,847 units in March, and 5,179 units a year ago, a year-over-year increase of 34%.

AVERAGE AND MEDIAN SALES PRICE

• Average sales price during the first quarter was $556,482, an increase of 4% over Q1 2015.

• Average price of properties above $2 million increased 3.8% over the past 12 months, from $3,709,916 to $3,852,016.
