Single Family Homes
• The quarterly median sales price for single family homes remained consistent with the first quarter of 2016, while the average sales price increased 4% to $793,030.
• There were 1,078 closings in the first quarter compared to 988 in the same period last year.
• Months-of-supply at the end of Q1 stands at 8.7 months vs. 7.5 months for the same period last year. This is a year-over-year increase of 16%.

Condominiums
• The Q1 median sales price for condominiums climbed 4% over the first quarter of 2016. Average sales price is up from $425,790 in the first quarter of 2016 to $435,439 in Q1 2017.
• There were 1,178 condominium closings in the first quarter, a 16% increase over Q1 2016.
• Months-of-supply rose from 6.2 months at the end of the first quarter in 2016 to 8.4 months at the end of Q1 2017.

BONITA SPRINGS AND ESTERO REAL ESTATE
Single Family Homes
• The Q1 median sales price remained approximately the same as prior year, while the average sales price fell 8% to $524,572.
• Closings increased 16% during the first quarter to 353, up from 305 in Q1 2016.
• Months-of-supply at the end of the first quarter stands at 7.1 months vs. 6.7 months for the same period last year, a 6% increase year-over-year.
Condominiums
• Median sales price fell 2% over the first quarter of 2016, while the average sales price declined from $323,676 to $315,601 in Q1 2017.
• The number of condominium closings in the first quarter increased 14% from 341 in Q1 2016 to 390 in 2017.
• Months-of-supply at the end of the first quarter increased to 7.6 months, up from 5.5 months for the same period last year.

Single Family Homes
• The quarterly median sales price increased 6% in Q1 and average sales price increased 10% over the same period last year. The median price escalated to $873,617 while the average was $1,007,720.
• There were 94 single family closings in the quarter, an increase of 29% over Q1 2017.
• Months-of-supply at the end of the first quarter stands at 12.3 months, down from 13.8 months for the same
period last year.
Condominiums
• The Q1 median sales price rose 5% over the first quarter of 2016, while the average sales price increased 10% from $488,133 in the first quarter of 2016 to $537,116 in the current quarter.
• The number of closings jumped 24% over the prior year to 140, up from 113 a year ago.
• Months-of-supply at the end of the first quarter stands at 9.6 months vs. 8.1 months for the same period last year

NAPLES, BONITA SPRINGS AND ESTERO
Closed Sales
• There were 931 closed sales in the Naples, Bonita Springs and Estero market during the month of December. This represents 62 fewer sales than December 2015.
• Total closed sales for the year in the area were 11,582, down 12% from annual sales in 2015.
• Closed sales priced above $2 million fell 21% through December when compared with the same period in 2015 (379 vs. 481).

New Listings/Inventory
• Available inventory on January 1, 2017 consisted of 7,075 single family homes and condominiums, an increase of 38% over January 1, 2016 (5131).
• During the month of December, there were 1,480 new listings added to the Naples, Bonita Springs and Estero market. This represents an increase of 8% over December 2015.

Average and Median Sales Price
• Average price of closed sales during the month of December was slightly lower than the prior year, while median closed price was up 4.6% for the period.
• Average price of sales above $2 million remained relatively stable for the year, down less than 2% from $3,822,468 in 2015 to $3,754,469 in 2016.

MARCO ISLAND
Closed Sales
• A total of 843 residential sales and lots closed on Marco Island during 2016, down from 982 during 2015.
• During the month of December, there were 93 closings, an increase of 24% over December 2015 when there were 75 closed.

New Listings/Inventory
• Available inventory on January 1, 2017 consisted of 737 units, compared to 654 units last month, and 606 on January 1, 2016.
• During the year, 1,471 new listings were added to the market. This represents a 3.4% increase over the same period last year when there were 1,423 new listings.

Average and Median Sales Price
• Average price of closed sales in the Marco Island market during the month of December remained static with prior year, rising only 1.1%. Median pricing was up 3% for the month.

QUARTERLY NUMBER OF CLOSED SALES (Exhibit 1a & 1b)

• The number of closed condominium sales on the bayfront remained approximately the same as second quarter 2015 with 24 closings in Q2 2016 vs. 22 in Q2 2015. Closings on the beachfront declined 37% from 83 in the same quarter last year to 52 this year.

• Harborside West posted the highest number of sales for buildings on the bay with 4 sales, while Park Shore Towers and Vistas at Park Shore led activity on the beach with 5 sales in each building.

QUARTERLY AVERAGE SALES PRICE – CLOSED SALES (Exhibit 2a & 2b)

• The average price paid for beachfront condominiums in the second quarter of 2016 was $1,593,334, a 7% increase over the Q2 2015 average of $1,482,744.

• The average price of closed properties on the bayfront for the period was up 18% over last year at $564,600, up from $478,573 during the same quarter in 2015.

QUARTERLY AVERAGE PRICE PER SQUARE FOOT – CLOSED SALES (Exhibit 3a & 3b)

• The average price-per-square foot increased 15% for beachfront residences, up from $609 in Q2 2015 to $703 in the second quarter of this year.

• Properties located on the bayfront posted a price-per-square foot gain of 22%, from $338 psf to $412 in the current quarter.

At the end of the second quarter there were a total of 28 available condominiums on the bay, up from 10 units a year ago. Supply on the beach increased 93% over same quarter prior year to 89 residences, up from 46 in Q2 2015. This represents an 8.6 month supply on the bay and 12 months on the beach based on current absorption rates. Both areas currently indicate a balanced market, but this could change quickly to a buyer’s market if inventory levels continue to increase.

Buildings on the beach and bay vary significantly in size, condition, age and amenities, and this can impact average sales price and average price-per-square-foot.
